1. The number of people staying the night is not to exceed the number stated, without the express permission from ‘THE LOFT'/OTHER BOOKING AGENT; day guests are welcome. ‘THE LOFT'/OTHER BOOKING AGENT reserves the right to charge additionally per person or immediate eviction and security deposit forfeiture.
2. An inspection by ‘THE LOFT' representative may be conducted at any time if ‘THE LOFT' has concerns; regarding, damage, noise, or number of people staying overnight at the property exceeding the numbers stated on the confirmed booking.
3. Full payment is made to 'THE LOFT'/OTHER BOOKING AGENT upon booking accommodation. Up to one week prior to your booking should you wish to cancel there is a 50% refund. Thereafter, there is no refund for cancellation.
4. The security deposit (SD) is not required upfront. The security deposit/credit card is deducted when (but not limited to): the property is not left in a tidy/clean condition, dishwasher is not left emptied, all rubbish is not removed from inside the property and placed in the appropriate bins, property is taken and there is damage caused. (Please Note: Cleaning utensils and cleaning products are available. The outdoor cupboard on veranda houses vacuum cleaner, and outdoor mop plus broom.
5. Rubbish must not be left outside the bins and non-recycle rubbish must not be left in recycle bins as council will not pick up such rubbish. Rubbish removal will be deducted at a $50 per hour from SD. The bins are located near the carriageway & near the entry/exit to the building.
6. Any monies returned cannot be paid by cash.
7. Property must be vacated by the departure time 10am, unless otherwise notified by text message. If cleaners need to wait to get access then a $100 rescheduling fee will apply. If additional cleaning above 2 hours is required then a minimum cleaning charge at $50 per hour will be deducted from SD.
8. BBQ must be left clean otherwise an additional cleaning fee of $35 will be deducted from SD. It is requested that the BBQ be cleaned in the laundry sink with provided BBQ cleaning utensil & sponges. Please cover BBQ and secure cover.
9. Strictly no pets permitted without the express prior approval from the owner. Pets must be kept outside on the balcony, and must not be allowed in bedrooms.
10. All bookings subject to owner's approval.
11. Strictly no smoking indoors – a fee of $200 will apply from SD. There is an ash bucket in the cupboard above the range hood for use on the balcony.
12. Providing misleading information will forfeit the security deposit.
13. No parties are to be held during your stay. Music must not disturb neighbours. This does not preclude you from having friends over - a BBQ for example. The definition of a party is large numbers of people over and above those stated on the confirmed booking, or loud music which may be disturbing to the neighbours – security deposit forfeiture will apply.
14. If linen is suppled; such as, sheets (top and bottom), pillow cases, towels, hand towels, bath mat, flannels and tea towels. Missing items shall be deducted from the SD. Permanent staining on linen will require replacement and the cost of replacement will be deducted from SD. It is requested that guests bring their make-up remover wipes for make-up, and their own towel if they have a spray tan. For baby/children, please bring your own wipes.
15. After your stay, all keys must be returned to THE KEY SAFE at the end of your stay or a fee of $150 shall be deducted from the SD. Where key safes are installed keys must not be forced in or the key safe may be damaged. In the event of the key safe being damaged a fee of $150 shall be deducted from SD. Key safe codes must not be changed. In the event of a code change, the key safe and their key contents will become unusable and a fee of $250 shall be deducted from SD.
16. All loses breakages or damages must be reported and paid for to the satisfaction of the owner. This cost shall be deducted from SD.
17. The booking is made in good faith by ‘THE LOFT'/OTHER BOOKING AGENT at the time of the booking. Actions taken by the owner is beyond our control, such as the property being sold, or the property taken off the holiday rental market, the property is being altered, or the tariff has changed before the stay, or required maintenance. Therefore, ‘THE LOFT'/OTHER BOOKING AGENT reserve the right to cancel any booking should anything arise which renders the booking impractical. If such an event occurs, we shall notify you as soon as possible and refund accommodation money less fees according to policies.
18. The description of the property is made in good faith from information supplied by the owner but no responsibility for incorrect description or omissions can be accepted.
19. ‘THE LOFT'/OTHER BOOKING AGENT act in good faith when taking bookings; therefore, we accept no responsibility for bookings without the guest/s having inspected the property first. ‘THE LOFT'/OTHER BOOKING AGENT are not responsible for the property not ‘meeting the expectations' of the accommodation required.
20. Neither boats, tents nor caravans are allowed on the property.
21. No refund shall be made for early departure or refusal to stay at the property.
22. Furniture must not be moved from the position they were found in or $100 will be deducted from SD.
23. If the Apartment is not vacated by the time shown on the Itinerary the ‘THE LOFT'/OTHER BOOKING AGENT has the right to claim an extra day's rent from SD.
24. After the property is vacated the owner or the owner's representative shall make an inspection of the property and their decision as to the state of the property, or damage caused is final.
25. Disputes regarding damage, cleaning or rubbish will not be entered into unless reported to our ‘THE LOFT'/OTHER BOOKING AGENT upon arrival at the premises.
26. In all cases of cancellation, irrespective of rebooking or otherwise, a cancellation fee of 15% of the total rental will be charged.
27. ‘THE LOFT'/OTHER BOOKING AGENT is not liable for any damage caused to guest's property or person. No responsibility is taken for personal property left on the premises.
28. All commercial activities are prohibited at the property.
29. The person who signed the Application Form or made the booking is solely responsible for the booking, and this person undertakes that they have read and agreed to the Terms and Conditions. That person becomes solely responsible for the care of the rental property, its contents and its surrounds. That person must exercise due care in anticipating problems that may arise out of environmental changes causing damage to the property or it's contents. For example (but not limited to), an increase in wind speed causing doors to slam or umbrellas to fall and break.
30. Any items left at the property are not the responsibility of ‘The Loft'/OTHER BOOKING AGENT. If it is possible to return items in the post, the cost of post & packaging + a minimum $50 for administration will be deduced from SD.

32. House Rules apply. If a guest fails to accept the House Rules, the Host may cancel the booking by notifying the guest by message/text at any time. The Host may withhold access to the property and may withhold funds (excluding fees & charges) as required. This may occur at anytime, as the Host Rules have not been accepted by the Guest .
33. One Bedroom (twin share) is standard for a 2 guest booking. Access to an additional room for a 2 guest booking is subject to an additional $50 fee.
34. Garage car park is available until further notice.
35. Cleaning fee of $60 applies to each booking.
36. Accommodation Price is based on booking one bed room for one or two guests, for additional guests it is $50 per person per night.
